Llys Buallt is a fine old Vicarage dating back to 1840 with a PRIVATE GOLF COURSE adjoining the garden and orchard, set in twenty acres in an elevated position above the town with views all around. The house is approached up a private tree lined drive. Recently refurbished to a very high standard, this former vicarage is full of character and offers superior and very spacious accommodation.

Llys Buallt has a large newly restored kitchen with a cream Aga , large double Range master, large fridge, freezer, dishwasher, microwave, walk-in pantry and large kitchen table. Superb views from the 19th century windows over the Golf Course. There is a separate formal dining room with French doors to one of the many patios with patio furniture and BBQ. There is a fine living room with windows looking up the valley to the hills behind the house, a wood burning stove, comfortable sofas and chairs and a large TV with SKY package. There is also a separate paneled Drawing room. The hallway has beautifully restored oak paneling and a fine flight of stairs as well as original oak floorboards throughout. Downstairs cloakroom with hand basin and toilet. A utility room with washing machine and a tumble dryer. There is a further room ideal for boots, storage of mountain bikes etc. with direct access to the outside.

Upstairs there are Four bedrooms all with fantastic views of countryside: 2 x king-size, one with large walk in wardrobe, 1 x double, 1 x family with 3 single beds. It is approximately 3 minutes walk down to Builth Wells, with a wide selection of pubs and restaurants, The Wyeside Arts centre with three screen cinema and theatre with many live music and theatre shows and some excellent local butchers, bakeries and grocery shops. There is Salmon and Trout fishing on the River Wye -and excellent walks including the Wye Valley River Walk and the local "Groe" Park. LLys Buallt really is the perfect house for visitors wishing to ensure privacy and an excellent location for exploring the Mid Wales area. Ideal for the Royal Welsh Agricultural Show walking distance and The Hay Festival is also only 20 minutes drive away.
