Anglesey Bed and Breakfast coastal property

Gadlys farmhouse is a traditional welsh cottage in a peaceful rural setting, which has been newly extended and renovated and retains its original character whilst offering every comfort for an enjoyable holiday. It boasts the latest technology of underfloor heating to downstairs rooms, heat exchange system,and solar panels combined with a traditional multi-fuel stove in an oak-beamed inglenook fireplace. It is furnished to a high standard with oak flooring and traditional ledge and brace oak doors.

Sitting room for the use of guests:
Spacious and comfortably furnished with sofas, light oak flooring and impressiveoak beamed inglenook fireplace with a log burning stove. An idea place for your to relax in the evening or in the cooler months curl up on one of our comfy sofas with a book.
There is a wall-mounted flat screen Freeview LCD TV and DVD. A hand made oak staircase leads to upstairs from this room. The walls are traditional lime plaster and have exposed stonework, the window cills are traditional welsh slate. This room has a cosy timeless appeal with an open aspect to the front.

Family room/Games room
A further reception room with light oak flooring, it contains a PS2 games console and TV. Ideal for a family visit this room is sometimes used as a dining room.

Sitting room/Dining room:
Comfortably furnished with sofas, light oak flooring and oak beamed inglenook fireplace housing a traditional cast iron log burner which makes a very cosy room with stunning views..There is a wall-mounted flat screen Freeview LCD TV and DVD. This light and airy room has sliding french windows which give sea views and access to the large exterior garden which is available for the use of guests when this part of the house is occupied by Bed and Breakfast visitors.

Comfortably furnished with sofas, light oak flooring and impressive inglenook fireplace housing cast iron stove which burns both logs and coal and also heats water. There is a wall-mounted flat screen Freeview LCD TV and DVD. This light and airy room has sliding french windows which give sea views and access to the large exterior garden which is available for the use of guests when this part of the house is occupied by Bed and Breakfast visitors.


Kitchen/Dining room:
An open plan room sometimes used for guests dining.

Upstairs bedrooms:

Main bedroom:
King size zip and link bed which can be converted to two singles, furnished with fitted wardrobe with oak doors, pretty sea and country views from the sliding french doors with Juliette balcony. An additional bed can be provided
Fully tiled ensuite with shower, washbasin, WC and mirror light with shaver socket.

Bedroom 2
A light and spacious room with traditional exposed beams with double bed, views of the sea and countryside from the two windows. This room has the sole use of:
Bathroom:
Fully tiled bathroom with Spa whirlpool bath with shower over,WC and large washbasin. Large mirror with shaver socket.

Bedroom 3
Again a spacious room with sea views which can be made up as twin or king size bed.
Full ensuite with shower, washbasin, WC and mirror light with shaver socket.


Ground floor bedrooms

Main ground floor bedroom:
King size zip and link bed which can be converted to two singles, carpeted and furnished to a high standard, pretty sea and country views from the windows. This room has the sole use of:
Bathroom:
Bath with shower over,WC and washbasin. Large mirror with shaver socket. Slate floor.

Ground floor Bedroom 2
A light and spacious room with corner window with sea views this bedroom again is comfortably furnished and carpeted with zip and link bed which can be converted to two singles.
Full ensuite with shower, washbasin, WC and mirror light with shaver socket

Bedroom 3
A small room comfortably furnished and carpeted with twin beds. This room is only let in conjunction with the main bedroom for families as it has to share a bathroom with this room.

Outside
As Gadlys is also a self catering property not all the outside area may be available.

A charming garden area with patio for use of the guests, fence and gate with stone steps to small seating area beside a bubbling stream.
Outside:

Also a seperate garden area with very large paved patio.

Access Statement:
The cottages and lodge are in a remote rural area close to the sea.
The property cannot be reached by public transport, however there is a bus service in Rhydwyn which is 1 mile walk. It can be reached easily by car, nearest large villages with shops and pubs being Cemaes Bay and Valley.
Parking is next to the properties, although if more than two cars occupy the farmhouse it may be necessary to park at the side of the cottage which will iinvolve a walk of approximately 20 metres. The surface of the car park and track is large gravelled stone which can be uneven and care must be taken. The entrance from the parking area of the cottage involves a walk on a flat flagged surface of approximately 10 metres.
The entrance to both properties is by a door with a lip although there are no steps, the doors are of standard 2’6 width. The doors are opened manually.
The cottage is all at ground floor level with two toilets, the bedroom containing the superking bed is the largest and most suitable for anyone with walking impairment although it is not suitable for wheelchairs.
The furniture in all bedrooms can be re-arranged to suit the occupants.
The farmhouse has stairs with a hand-rail which are approximately 1 metre in width,

The en-suites have enclosed showers and it is necessary in the bathroom to climb into the bath in order to use the shower.

The kitchens have standard height worksurfaces and have all the usual appliances as described in the individual sections of the web-site.

Externally there are patios which have flags which whilst largely flat may have some irregularities in surface texture. Both gardens have lawns on which children may play freely. The farmhouse has very uneven stone steps down to a stream area which whilst gated and fenced may pose a hazard to small children if left unattended.

Mobile phone reception may be patchy and it may be necessary to walk a short distance to obtain a signal.
